Contesting Your Assessed Value

In Ohio, property values are reappraised every six years, with a market update in the third year of each cycle. These values directly impact your property taxes.

If you believe your property’s assessed value is higher than its true market value, you have the right to appeal. A successful appeal can lead to substantial tax savings.

The appeal process begins by filing a Complaint Against Valuation with your county’s Board of Revision. This involves presenting evidence and may include formal hearings. Because the process is legal in nature, having an experienced real estate attorney on your side is highly recommended.

However, filing the application does not exempt you from paying your taxes on time. To avoid penalties, ensure you pay your taxes as they become due. If you have already paid your property taxes for the current tax year and the Assessor lowers the assessed value, you will receive a refund. Refunds are processed by the Auditor-Controller/Treasurer-Tax Collector.
