① Free Over-Assessment Check
Counties often overvalue properties. We compare the county’s current value to your purchase price and market reality to determine if you’re paying too much in property taxes.
② Property Tax Appeal (BOR/BTA)
Our partnered attorney prepares and files the formal complaint with the County Board of Revision, and if needed, handles the appeal to the Ohio Board of Tax Appeals.
All attorney work for these standard appeals is fully covered by Arcadia Advisors — you will not receive a separate legal bill.
If additional work outside the normal process is ever required, we’ll discuss it with you in advance. Most cases take 6 months to about a year.
③ Post-Purchase Revaluation Support
If you purchased a property for less than the county’s assessed value within the past 2 years and it hasn’t been adjusted, we help align the taxable value with your purchase price.
④ Portfolio Audit & Prioritized Appeal Plan
For owners with 5 or more properties, we estimate the potential savings across the portfolio and advise which parcels should be appealed first. You’ll see the cumulative impact of savings until the next county reappraisal.

Step 4 – Hearing
Our team and attorney present the case.
Step 5 – Decision & Savings
If successful, your tax bill is lowered. We only get paid if your value is reduced.
Important: Counties do not automatically reduce values after a lower-price purchase. A formal complaint must be filed within the allowed window.
